Revolving solely around organic client involvement, a physical needs analysis is conducted on your current space consisting of a staff survey, storage audit, existing spatial efficiency, IT & AV setup & a 5-10 year needs & head count estimate. A SWOT analysis of the existing work space culture is undertaken using the data gathered, and by using this data we can create mood boards and explore future ways of working.
The space summary data is produced into a test fit of the proposed new space to determine whether the requirements can be accommodated. This plan verifies that required areas are maintained within the space in the correct format to accommodate not only the future growth plan , but to ensure that the different facets of the organisation have the necessary collaboration & security required.
The design phase takes the test fit plans and develops these into a full design presentation around the overall look and feel of all the spaces. We capture in this document the aspirational and functional brief to be able to proceed to the full design development. 3D modelling of selected areas explains the proposed design, furniture styles are reviewed & physical finishes & mood boards are created.
This phase is all about the detail. Finishes, furniture, fixtures and equipment are selected based on the mood boards and budget. Demolition, partition, floor coverings, wall finishes, furniture, workstation & joinery plans are developed for final sign off.
The fun begins! Reviews of all the documentation is conducted before construction with co-ordination of all details on-site. Construction commences with attention applied to ensure the quality & detail of the drawings is constructed with regular site visits to assure your expectations are exceeded.
The impact of change on people needs to be effectively managed throughout the design with involvement & staff buy in. Clear communication of who is affected and why is critical to the success of the design process.
SGS ECONOMICS & PLANNING
SGS Economics and Planning (SGS) is a leading planning and economics firm whose purpose is to shape policy and investment decisions to achieve sustainable places, communities and economies.
With the vision to be a college of professionals providing Australia’s best independent policy advice, the need for a complimenting fitout to express this expertise was paramount.
Zircon pitched this project based on a Melbourne Café Style design. Polished concrete, tailor made joinery from ESB board and feature lighting combined made this fitout a truly stunning space.
Being a NFP organisation, Professionals Australia undertook a rigorous selection process before selecting the preferred supplier to undertake the complete refit of our newly purchased building in West Melbourne before selecting Zircon Interiors.
- Key factors in selecting Zircon Interiors included having a fixed price contract, ability to visit a number of their completed fit-outs and talking with past clients of Zircon.
- Our specific job had a tight timeline that was non-negotiable from our perspective and had to be completed to a high standard within budget all of which Zircon were able to achieve and deliver the completed product on time and on budget. Of course there were variations to the original budget as we identified additional items during the build, but these were always identified, scoped, priced and signed off before continuing with the fit-out.
- Having been through several major fit-out projects previously, I was impressed with the planning, direct communication channels and ability to stick to timeframe and budget. Zircon only used the highest quality trades people on the project as well as very informative and helpful design team to assist with colour and fit-out selection. The final fit-out exceeded our expectations and the feedback from staff and visitors has been nothing other than complimentary to the quality and design of the fit-out. As an example of this, our staff kitchen has been photographed by our coffee machine supplier for use in their advertising.
